These Terms and Conditions (“Terms”) govern your use of the website alderstoneprojects.co.uk and the residential property improvement services offered by AlderStone Projects, an independent sole trader business operated by Saugat Thapa (“AlderStone Projects”, “the studio”, “I”, “me”, or “my”). By engaging the studio's services or by purchasing through this website, you (“the customer”, “the homeowner”, or “you”) agree to be bound by these Terms.

1. About the studio

AlderStone Projects is an independent sole trader business operated by Saugat Thapa. References to “the studio” in these Terms refer to me personally as the sole trader trading under the name AlderStone Projects.

2. Services

AlderStone Projects offers residential property improvement services as described on the website, including Property Review & Planning, Interior Refresh Project, Room Enhancement Package, Multi-Area Home Upgrade, and Bespoke Renovation Project. All services are delivered as discrete, one-time projects. AlderStone Projects does not offer subscriptions, memberships, recurring billing arrangements, or ongoing maintenance plans.

The studio's services are advisory, planning, and improvement-focused in nature. The studio does not act as a principal contractor under the Construction (Design and Management) Regulations 2015 for notifiable construction projects and does not undertake works that require such a role unless explicitly agreed in writing.

3. Project scope

Every engagement is defined by a written scope of work prepared by the studio after the initial consultation and property assessment. The scope sets out what is included in the project, what is excluded, the agreed timeline, and the price. The written scope, together with these Terms, forms the contract between the studio and the customer for that project.

Items not expressly listed in the scope are not included. Any change to the scope must be agreed in writing as a scope amendment and may affect the timeline and price.

4. Quotes and pricing

Prices listed on this website apply to the corresponding standard services and are inclusive of the studio's professional time as described. Bespoke and multi-area projects are priced individually based on the agreed scope. All prices are quoted in pounds sterling (GBP). Where applicable, taxes will be stated.

5. Payments

Payments are processed securely by Stripe via the payment links provided on the Services and Pricing pages. For larger or bespoke projects, payment may be invoiced in stages tied to milestones set out in the written scope. Payment is due in accordance with the scope or invoice. The studio reserves the right to pause work where any agreed payment is overdue, after giving the customer reasonable notice.

6. Scheduling

Project dates and key milestones are agreed in writing before work begins. The studio will make reasonable efforts to meet the agreed schedule. Where a delay arises due to factors outside the studio's reasonable control — for example late access to the property, delays caused by third parties, or unforeseen property conditions — the studio will inform the customer promptly and agree a revised schedule.

7. Customer responsibilities

To allow the studio to deliver the project effectively, the customer agrees to:

  • Provide accurate information about the property and the brief.
  • Provide safe, timely access to the property at agreed times.
  • Make timely decisions where requested during the planning and delivery phases.
  • Ensure that any necessary permissions (for example from landlords, freeholders, or building managers) are in place before work begins.
  • Promptly notify the studio of any concerns during the project so they can be addressed.

8. Property condition and unforeseen issues

Residential properties can present conditions that are not visible during the initial assessment. Where unforeseen conditions are discovered that materially affect the scope, the studio will pause, document the issue, discuss options with the customer, and only proceed once a written scope amendment is agreed.

9. Completion reviews

Each project concludes with a final review walk-through. During the walk-through, the customer is invited to confirm that the scope has been delivered, raise any small adjustments, and sign off the work. Items raised that fall within the agreed scope will be addressed by the studio as part of the project.

10. Defects and remedial work

If, after sign-off, a defect arising directly from the studio's work becomes apparent within a reasonable period, the customer should notify the studio in writing as soon as possible. Where the issue falls within the original scope and is reasonably attributable to the studio, the studio will assess it and, where appropriate, carry out remedial work at no additional cost.

11. Refunds and cancellations

Refund and cancellation arrangements are set out in the Refund Policy, which forms part of these Terms.

12. Liability

Nothing in these Terms excludes or limits the studio's liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded.

Subject to the paragraph above, the studio's total liability to the customer in respect of any single project, whether in contract, tort (including negligence), breach of statutory duty, or otherwise, shall not exceed the total fees paid by the customer to the studio for that project.

The studio shall not be liable for indirect or consequential loss, loss of profit, loss of opportunity, loss of data, or any loss arising from circumstances outside its reasonable control.

13. Intellectual property

Written plans, sketches, recommendations, scopes, and other documents created by the studio for a project remain the intellectual property of AlderStone Projects. The customer is granted a non-exclusive licence to use those documents for the purpose of the project and the ongoing use of their own property.

14. Confidentiality

The studio treats information shared during a project as confidential and will not share it with third parties except as necessary to deliver the project or as required by law.

15. Photography

The studio may, with the customer's prior written consent, photograph completed work for portfolio and marketing purposes. Photography will not identify the property's exact address unless separately agreed in writing.

16. Force majeure

The studio is not liable for any failure or delay in performing its obligations under these Terms where such failure or delay results from events outside its reasonable control, including but not limited to acts of God, severe weather, public health emergencies, strikes, supply chain failures, or actions of public authorities.

17. Disputes

If a dispute arises, the customer is asked to first follow the Complaints Procedure published on the website so the studio has a fair opportunity to resolve the matter informally. The studio is committed to handling complaints quickly and reasonably.

18. Governing law and jurisdiction

These Terms and any dispute or claim arising out of or in connection with them shall be governed by the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction over any such dispute or claim.

19. Consumer rights

These Terms do not affect any statutory rights you have as a consumer under UK law, including under the Consumer Rights Act 2015. Where any provision of these Terms conflicts with your statutory rights, your statutory rights prevail.

20. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

21. Variation

The studio may update these Terms from time to time. The version published on this website at the time you engage the studio for a particular project applies to that project. The current version is identified by the “last updated” date at the top of this page.

23. Entire agreement

These Terms, together with the written scope of work for a given project, the Refund Policy, the Privacy Policy, and any other policies referenced on this website, constitute the entire agreement between the studio and the customer in respect of the services and supersede any prior representations or understandings.
